Green light for 'The Bridge'
WORKPLACE Developer Eaglestone Luxembourg has obtained the permit for ‘The Bridge’, their office building project in Bonnevoie. A hybrid wood-concrete construction of 4,600 m2 office spaces spread over 5 floors. It will be the first building in Luxembourg to be certified "Carbon footprint neutral". Eaglestone will be offsetting the carbon impact of this real estate development as closely as possible. The company will therefore, invest in a local project to restore a degraded forest stand covering an area of approximately 18 hectares.
M3 architects has been mandated to design ‘The Bridge’ with the objective to meet new tenants' needs. Optimized natural light, unobstructed views, raw and natural materials contribute to the feeling of well-being and comfort of the occupants. The different floors are entirely flexible and can be arranged in a personalized way, according to the company's organization. On the1st and 5th floors, spacious and pleasant terraces can be created, so that the occupants can benefit from a beautiful outdoor relaxation area for a lunch break or a company event, for example.
Rehabiliation of a brownfield
‘The Bridge’ will be the flagship of the new mixed-use neighbourhood ‘Brooklyn’, currently under development. Brooklyn project comprises 15,500 m² of living space, spread through seven buildings located on a former disused site. Homes, offices and shops will be laid out to create a bridge between the old and the new.
The area is ideally located, just a few minutes walk from the Central Station, served by public transport and soft mobility; also with easy access by car. With the new tram route, the new N3 road and the cycle track, Brooklyn will be at the crossroads of the whole of Luxembourg. From the Cloche d’Or to the city centre, from Howald Station to the central station, from the airport to the Ground.
Construction of 'The Bridge' will start in 2023 and end in 2025. Eaglestone aims to obtain the certifications BREEAM Excellent and WELL BUILDING Gold
