Greenbizz opens with a flourish
Citydev has recently inaugurated its environmentally-friendly incubator project – Greenbizz – just along the canal from Tour & Taxis. The environmental credentials of this part of the canal zone are further demonstrated when it is realised that Greenbizz is just 400 metres from Brussels Environment’s own ultra-green building on the Tour & Taxis site. The importance of the project is such that the inauguration attracted no less than four Brussels Ministers: Minister-President Rudi Vervoort, Secretary of State Fadila Laanan, Environment Minister Celine Fremault and Economy minister Didier Gosuin.

Parking 58 set to transformed in Brucity, the new Administrative Centre for the city of Brussels
A story which had been circulating for some time can now be confirmed: Parking 58, located in the historic centre of Brussels close to the Place de Brouckère, is indeed to become Brucity, the new Administrative Centre for the city of Brussels. It will see its car parking spaces (and some offices) replaced by an office and open complex amounting to around 37,200 m². Designed by a consortium of architects (Atelier Bruno Albert,  ArchiI+ I ,and Pierre Lallemand), the new complex will be open and light, with public counters on the ground floor and meeting rooms higher up. The roofing will be laid out as a garden for use by civil servants and the public alike.

Focus on the 2016 BREEAM certification for new constructions
A brand new version of the BREEAM environmental certification for new buildings has appeared on the market: BREEAM International New Construction 2016. Along with the BREEAM International Refurbishment and Fit-Out 2015 (RFO 2015) for the renovation and the construction of buildings, launched last year, as a continuation of the BREEAM International NC 2013, it now completes the panel of certifications. Immobel and Allfin set to merge
The much-talked of merger between Allfin and Immobel is finally set to go ahead. The Boards of the two companies are expected to approve the take-over of Allfin by Immobel some time during June. The new company will operate under the name of Immobel, and will become the largest quoted Belgian real estate company. It will have assets estimated at around 920 million Euros. Allfin is active in Belgium and Luxembourg, while Immobel also carries out business in Poland.

2015: Annus horibilis for the letting market
Following the signs of recovery seen in the figures of 2014, in 2015 take-up was at one of its lowest levels since the crisis first broke out back in 2008. With a volume of around 370,000 m², take-up was some 20% down on the previous year, and substantially lower (-18%) than the average since the start of the crisis in 2008. Gaëtan Clermont to leave CBRE
There is a major change at the top of CBRE: Gaëtan Clermont, CEO of CBRE Belgium, Luxembourg and Switzerland and a Board member of CBRE France and EMEA, has decided to leave CBRE to pursue other interests after 17 years with the Group. It will be recalled that Gaëtan Clermont and Nicolas Orts were responsible for bringing CBRE Belgium to its current position. In the past 17 years, CBRE's Belgium business has grown from 15 to 130 people and the team has successfully established a strong reputation in the local market.

Tenant and landlord fully support partnership
The Hendrik Conscience building in Brussels belongs to AXA Belgium and houses the Flemish Ministry of Education and Training. The lease on the building did not expire until 2023, but in March 2015, owner AXA Belgium put forward a proposal for a thorough renovation of the building with a view to improving its sustainability and introducing the new way of working. Checking the user’s real-estate needs compared to the building’s properties is an ongoing task for facility and/or real-estate management.

SOCOTEC Belgium has recently been called upon buy Brussels Mobility to urgently complete the inspection of all electromechanical equipment of all the tunnels of the Brussels Capital Region. The in-depth analyses, reports and conclusions of SOCOTEC Belgium’s experts resulted in Brussels Mobility agreeing to a multi-year renovation plan to renovate all 26 tunnels of the Capital. Bouwmeester looks at schools and communication
When he came into office, Brussels’ new Bouwmeester (Master Architect) Kristiaan Borret, was very clear that the role covered all aspects of real estate, and that communication at all levels was a necessity. In a call for projects which does not involve either offices or the current ‘star’ of real estate, residential accommodation, the Bouwmeester is looking for a company or association of companies which can help improve the quality of the educational facilities in the Brussels Region but also for a communications and office manager who will set up an overall communications policy.
